Is it cost effective? I've got a 9ftx15ft area where my patio is that I'd sort of like to fill in so I can have some more space. I assume that since I live in town that I'd pretty much have to hire someone to build it, although I feel like if I didn't have to redo the entire back of the roof I could do it mostly myself. I'd hate to put 15k or so into that room and not get anything out of it when I go to sell. I guess ultimately I'm wondering if maybe I should just upgrade to another house.

Just buy a trailer house and set in your backyard. Then you have extra room and a guest house all in one, and a handy place for methmaking if you need the spare cash.

Whatever you decide, I'm pretty sure it will end badly.

:D
Hard to make a call without some evidence.

If you struggle with a faucet, I wouldn't dive into a room conversion/addition.
