as I type this.

It's a really sweet looking pad, she e-mailed me the flyer last night.


That would be very kewl if this works out, we can just move from here
to there with no storage inbetween.



I hopefully just got the grass in the god-forsaken heat and humidity for the last time.

Depending on where you are looking, grass & shrubs won't be an issue here. their going to be brown - as in dead anyway.
Rumor is that anyone under restrictions this year will also be under restrictions next year, no matter how rain we get between now and then. :(

Slick, before you buy, make sure you are aware of the drive involved.
Your joy in the house may be diminished if there is a long commute.
And the recent word is that builders have a large supply in the area right now, if that helps. Buyers market.

Well, the commute is the big question. The place she's found is about 6 miles north of Hwy 80, south of Rockwall, near Heath. So from Highway 80
to Downtown is the million dollar question. Mapquest says 25 miles total.
Of course there's traffic........


No, I don't have a million dollars to pay out for an answer. ;)

Hopefully, she has not told the seller she L O V E S the house. That sort of thing can get expensive during negotiations.

zackly. She should be walking around the place tsk-tsk-ing saying...the carpet will have to go, we would need an allowance for that. Ditto the wallpaper. I'm not sure about the landscaping, the shrubs look really stressed and sparse. Allowance for that. Hmmm, WTF designed this kitchen? Carol Brady? Gonna need an allowance for that. Etc.

If you have set hours to be be downtown, such as 8 AM, I would really retink this location. You need to drive 80 - the best part of it is the area east of 635, which is a small part of your drive. West of 635, it connects to 30. And that is a heavy traffic area... HEAVY TRFFIC. Your wife should try to plan to make that drive one morning - be at the house she likes at the time of day she thinks she needs to leave for work and see how she likes it. Timing is everything.
The other issue is the school system. Really think about it and do your research.

We're already fooked there - they've got a contingent offer on the
house. We're gonna have to break that just to buy it.

That's the part that is the succ - it's in mint condition.

The landscaping is done, it's all done. It's immaculant.

Considering how many times we have all said that, and he isn't listening, I think it is time for the early morning highway parking lot. They aren't used to Dallas traffic, so this should convince them....... maybe.

But there is a reason that people talk about North Dallas and say nice things.
But think about renting a place for a couple of months and look around. We did and it really helped us figure out where to live.

grapevine is a good area

i'm not sure the schools out on the east side are as good as some others that can be found in other parts of the metroplex

I just got 50 pictures of the house, it is beautiful. I can see why she loves it.
And there's lots of kids that are slickdaughters age in the neighborhood.

The infrastructure just isn't there.
Rockwall is fine. Lake Highlands area is okay. Don't know that much about Heath.
Avoid Garland & Mesquite. They used to be nicer, but they just aren't maintaining the area. Don't misunderstand, there are some very nice pockets of homes, but as a general rule......
And you want an area with increasing property values, not declining. Collin County and Denton County are booming (nothing new here). And you are closer to Norman.

You will do what you want, as you should. We will still like you where ever you decide to live.

It's considered a mid-city. They lump all of the ones between Dallas and Ft Worth in the Mid-cities. Nice area.

Well, she drove from downtown to the house today in 40 minutes at 5 PM.

At 7:10 this morning from Rockwall to downtown was 30 minutes.

I reckon we'll end up living there.

What a lot of the native area folks forget is that this area is full of a lot people who transferrd in. It may take a while to find a real, live native whorn.
