We just got an offer on the house, it's pretty close, so we are going to counter.
This is freaky, the thing wasn't listed for 24 hours and is now potentially sold.

so, what did they offer?

I may have to sell mine after only 6 months if i move away and i'm gonna already ask for 25k more than i paid for it.

yeah, most probably won't like that..
its more because there is a huge housing shortage where i am.
i paid 72.00 per square ft.
now there are homes asking 85 per sq. ft. and not even updated.
mine was completely remodeled before i bought it.

Well, if anyone is thinking of moving into the far north okc/edmond area, there are a couple of homes for sale in my neighborhood at around 70 a sq ft. They are around 3500 sq ft though. We bought at about 50! ;)

My brother sold his house in Edmond in a day just last month.

Lots of demand in the OKC area, I guess.

Inspect your realtor contract very closely to see any conditions on listing the house, etc. You are probably screwed since the realtor association probably prepared the form contract you signed.

I always recommend selling a house yourself, assuming you are available to show it after work and weekends. Multiple websites allow you to list it and the paperwork is next to nothing. 6% for doing virtually nothing but listing a house on the MLS is robbery IMHO.

its ridiculous up here in B.F.E. too.
ex.
house built in 1967, 2400 sq ft brick home, 200 sq ft finished basement.
still has the original appliance, tile, wallpaper and such in it. totally old folked out.
asking price. $215,000
whats the math on that? 80-82 bucks per sq.

Yes, but we live in a neighborhood with covenants out the azz.
You can't have "for sale" signs up, except on weekends and holidays.

Since we won't be here after next week, we couldn't sell it ourselves anyway.

Don't forget to "disclose" your wacky neighbors to the buyers. You owe them that much, especially since you gave said wack-o's a few inches of your property when you moved the fence in. Seriously.

$89.58/sq. Worth another $10.42/sq to be away from those neighbors, which puts you at $100/sq. Fetched a good price IMHO.

Oh, I milked that while we were signing the contract with our agent.

"If anything goes wrong, you agree to go to arbitration"

They would close today if we could. We agreed to close NLT July 31,
and they agreed to close sooner and let us keep our stuff there until the movers get out stuff. Thye lost everything, and I mean EVERYTHING in
Katrina, and haven't seen a place they liked yet, until they saw slickhouse.

Slickwife and Slickdaugher leave tomorrow, I'm leaving next week.
We'll be at the inlaws until we find a place we like.
