We like the Rockwall/Heath area. BUT......

Until we sell our house here, we'll be in Sulphur Springs with the inlaws.
Yes, a long azzed commute. And if we live in Rockwall, it's only an hour
to the inlaws, so if we need help with slickdaughter, the MIL can be there fast.

Hey Mom!

Slickwife and I have been doing them all getting our place ready to sell.
I could use a dozen messicans right now.

A lady that works with slickwife told us a horrible story.

Last week, her neighbor had a messican come to her door, he knocked,
and asked if she needed any work done. She said no, and blammo, he puts a
knife to her throat and says "gimee all the money in your house". She did,
he left. He was part of a group that had been working in the neighborhood.
So people are getting leary of them down here.

Slick, the bad thing about living there is the limited access. When 30 closes for a wreck, you are really limited in alternate routes. Think parking lot, for hours. Everybody moves over to old 66, which is not designed for the traffic.

And check out the school system. Slickdaughter will be starting school in the wink of an eye.
http://www.tea.state.tx.us/ Look at the TAKS test (state minimum skills test) results for the schools in the area you are looking at. All of the school systems are ISDs (Independent School Districts), so do a search for Rockwall ISD and the other areas you are interested in.

Avoid Garland. Richardson is slowly sinking. Frisco is overcrowded, but building as fast as they can (overpriced too?). McKinney - not liking what some friends are telling me about the eastside. Allen is good. Plano - I'm not neutral, but it did a great job for my kids. Carrollton-Farmer's Branch is good. Southlake Carroll is a very strong ISD right now.

Let me know if I can help.

I would try 80, less people living that way.

Allen = Plano wannabe. But we did give them a nice jumbotron with our Robin Hood bucks.

Slick, you have to drive the route you would take from the "new" house to work, at approximately the same time you would travel it. and try a couple of different times too. Ten minutes difference can make your commute he!!.

The North Dallas Tollway is under construction - widening and updating the tollgates. It is worse than before - and it wasn't good before. I would rule out Frisco just for the drive.

35 is a parking lot due to the 18 wheelers wrecking their vehicles in the wee hours of the morning. Seems like every morning too.

Arlington - way too much traffic, especially as it is a destination vacation city. Schools are sinking academically.

Dallas - if you can't afford a private school, do not even think about it.

South Dallas/burbs - lots of growth in the burbs. Many of the areas were not designed to handle the growth, so traffic is a nightmare, schools are overcrowded. Lots of my daughter's soccer teammates lived down here and they used to give us he!! about the traffic in the North Dallas area. Paybacks are he!!, baby. They are suffering now. Schools vary greatly right now.

If you take the tollroads, be sure to figure in the cost of the tolls. I think my son spends 3.60 each day on tolls. It adds up.

Be careful about the location and the schools. Where you think your kid would go isn't always correct. There is a housing addition in Murphy with new owner thinking their kids would go to the Plano school (very good) two blocks south of the addition. Instead, the kids are bussed several miles to Wiley schools (bad). Talk about p!ssed off parents. The middle school had to call the police to deal with angry parents. So read the fine print.
Also, the maximum that a school district is allowed to access per 1,000 is a 1.70.... if the area you are looking at is there or very close, there is a lack of commitment to the public schools. Longterm impact is going to hurt the education level and property values.

Watch out for airport noise, highway plans, and traffic plans for your street. It can change very fast down here.

And you can look up the homes on the county sites for an idea of the annual taxes. We don't have income tax, but the property tax is a huge surprise to a lot of people. A ffriend's mom just mentioned that for the same size house as she had in Tulsa, she is paying four times the property tax.

Collin county www.collincad.org

Lid, it's tolerate whorns, not necessarily like them. Although some would disagree, there is a huge difference. <sigh>

There is one area in Lewisville that actually gets to go to Coppell schools (this is a GREAT thing). And the lewisville schools in that area are horrible.

Like Flower Mound, Grapevine north?

That depends on the location of your new employer. If it's near I-35, Lewisville, Carrollton, and Flower Mound are definite choices. If it's closer to 75/Central, Plano, Allen, and McKinney are good. East of I-30, you're looking at Rockwall and Rowlett. West, you're looking at Grapevine, Southlake, and Colleyville.

South is full of the criminal element. Don't move down there.
