what does is cost per square on average to get a composition roof replaced.
I've got about 35 squares.

I did some roofing during a summer in college. My back still hurts from carrying shingles up a ladder.

according to the Means 2002 version between 70 and 144/sq dapending on the type of shingle. Labor seems to be between 21 and 33/sq.

30 yr shingles should be 47-55 dollars per square (100 square feet) and the labor from 1TC is correct. 50 year shingles will run about $75 per square.

Make sure they use 30 pound felt.

also, composition shingles are a petroleum product and in high demand down in New Orleans, so the prices tend to fluctuate.

well, I am hoping to get a big hail storm this spring so It won't cost me. Just my insurance but I am gonna start putting money back guess if not it will only be a couple years down the road and i will have to replace these babies.
they are only about 12 years old and don't have any hail damage but they just look ragged.

You might call your insurance agent and have them send out an adjuster to look at it. I have a good friend who was replacing his roof that was like 30 years old. Just to see if it would fly, he called the insurance company, they sent out an adjuster and although it hadn't been recently damaged, the adjuster told him that it was apparent that at some point it had been damaged and I believe they ended up paying to have it replaced. I was shocked when he told me, but he really had no reason to lie (or a good one at least)

It's worth a shot.

funny thing, two weeks ago I called a roofer to come fix a couple spots on the roof. never shows up or calls. so i call another roofer. well, first roofer shows up today and fixes for dirt cheap and right as he leaves driveway the other roofer shows up. oops

before anyone attempts this, you may want to think a couple of things through.

never do this unless you know exactly the coverage provided in your HO policy. many policies in oklahoma have limited coverage or higher wind/hail deductibles on roof replacement. one of the sneaky things that insurance companies have been doing in recent years is to modify (lessen) the coverage or jack up the deductible at a renewal so it looks like your insurance costs don't increase. it's legal because you got a two line addendum buried on page 23 of your insurance policy.

once you call the insurance company, a claim is opened. if you find yourself without insurance at your next renewal - you get to shop for insurance with a recent HO claim, whether they paid anything out or not. in oklahoma (or this part of the country for that matter), that can be a dicey proposition.

this isn't exaggerated either. i've seen it 100 times.

i'm just sayin....

it does to me too. but this house isn't small plus the covered patio. its not a huge house by any stretch but not small either. but alot more $$$ than i thought.

I just had a new roof put on at the end of September. It's a 1700 sq ft house with one really high peak and it cost $5500.

Talking to them they said what made it so expensive was the removal of the old roof(s).

Apparently we had the Composition roof on top, another composition roof below it, and a shake roof below it.

So we had to pay an A5S load to have it all removed and hauled off.

Heh, make sure they don't miss the dumpster or else somebody will be paying for a new set of tires should they land near your ride...yeah!
A good investment when you are about to have roofing work done, or anytime a MORON neighbor who throw s**t over your fence is a magnetic sweeper for picking up nails....you can thank me later.
