Look, I've only been practicing about a year but I got my tenth (10th) decree of foreclosure today. Here's a tip if you've been finding you have too much month left at the end of your paycheck.

Do not show up at the foreclosure hearing all tearful and remorseful if you have not even attempted to work with your mortgage company, let alone returned their calls. The judge is going to give your house back to the mortgage company and you'll be o-u-t.

Instead, try to work with your mortgage company. They want to work with you and really would rather avoid the whole foreclosure, sheriffs sale, eviction dealio -- which, BTW, eviscerates your credit.

If you, OTOH are a duma$$ about it, and stick your head in the sand, you leave them no choice. Your stuff will end up on the sidewalk and you'll be living in your car.

Just sayin'.
