I wouldn't say I'm on the "in," I just know a lot of people who are, people who often don't mind sharing with me.

Regarding a glut of office space, I don't think it's much of a realistic concern, barring a devastating oil bust, which is of course always a possibility but looks highly unlikely in the next few years. That industry hopefully is a bit better prepared for such a thing, however. Including diversification into emerging energy technologies that are non-petroleum based.

Further, Devon is a very conservative company in many ways. They are, by the way, the only significant energy sector company in the state that didn't have a SINGLE layoff in the last bust. That doesn't say they continued to hire, just that they didn't lay off a single person. That is huge.

But even if Devon became a smaller company, the downtown office market would be OK, I believe. There are a significant number of vacancies, but they are almost entirely in the class C office space sector. There has been talk for several years that if a corporate headquarters wasn't built downtown soon there would be a need for speculative class A office space, as there is virtually none available.

Factor in that a large amount of class C is being remade as residential, and the anticipated vacancy rate in OKC is actually quite tight. In fact, this will not be the last high rise you see built downtown in the next few years.

Hopefully it's not the last. It's amazing looking, but somewhat strange since it seems to be out of proportion to the rest of downtown. Of course, we need to start somewhere...

The angle of the rendering perhaps makes it look more out of proportion than it really will be. Chase tower, on the right in the background, is actually 2/3 the height of the Devon tower, though in that picture it appears to be less than half. Other existing buildings are 30+ stories, too.

No doubt it will be a dominant feature, but I suspect it won't look crazily disproportionate.

Well, I didn't know much about SemGroup leading up to their troubles until recently, but from what I understand about them now, comparing them to Devon is an apples and oranges comparison. SemGroup was involved in highly speculative trading, and Devon has a decades-long history of conservative, production-oriented decision making. SemGroup was floundering in craploads of debt, and Devon's is apparently well within the boundaries of reasonable and consistent with their conservative approach.

If you were going to be concerned with an OKC company overextending itself and getting into trouble, you'd probably be looking at Chesapeake instead. Still a great company, but with a much higher tolerance among its leadership for risk.

Devon has also been fairly aggressively repaying debt recently.

The obvious exceptions to these rules would include some some sort of cooked books scenario a la Enron (highly unlikely with this particular company, but an admitted possibility anywhere), or a major oil bust, which seems unlikely over the next few years, at least.

More info on the building: the entire project will be around $750 million to build. TWICE what the entire MAPS project cost. Larry Nichols has been pretty blunt in the past that had MAPS not happened, Devon would probably be headquartered somewhere else these days, if for no other reason than it was difficult to hire/retain quality people in a pre-MAPS OKC.

That by itself demonstrates a great ROI for MAPS, without factoring ANY of the other private sector development over the past decade into the equation.

He also mentioned this tidbit from the stage when asked whether there was a risk of Devon at some point being bought by a Houston Energy company and moved, which has been a concern around here with most successful energy companies. He said something along the lines of "make no mistake, that only happens to companies for two reasons. One, they WANT it to happen, or two, the company is being run poorly. Neither applies to Devon."

I have now seen the entire proposal made to Urban Renewal, and it is pretty incredible. A large part of the grounds will include a park which effectively expands the Myriad Botanical Gardens, located across Sheridan from the site.

Also, a six story atrium and pedestrian thoroughfare will connect the library/city center garage THROUGH the Devon site directly to the MBG. It will make a pedestrian connection from the National Memorial and the central business district to the MBG seem much more natural and inviting, and really ties up a lot of loose ends left by the urban renewal destruction of about a quarter of the CBD in the '60s and '70s. Devon will be spending a ton of money on the MBG also, and will be working to secure TIFF dollars for the same.

One other little bit of info that I gleaned from the proposal sort of blew me away. They had an executive summary that basically said "we're a bigger company than you think we are," and showed differences in the book value of Devon as compared to companies with much larger brand awareness.

Some that stuck out were Anheuser-Busch, which just sold for slightly less than Devon's value, Nike, and interestingly Starbucks, which has a book value of less than 1/3 of Devon's.

Regionally, it's taller than any Bldg in Colorado, Dallas, Kansas, Missouri, Fort Worth, Austin and Arkansas.

Nah man, Devon employees will fill the entire space. It won't change the overall office space available downtown at all.

I think he is suggesting that Devon will shrink within the next ten years, something that does happen in their industry. My point is that they historically don't do that as dramatically as most companies in the energy sector.

Also, a number of people are concerned about the space they are now occupying being back on the market. The things I mentioned above regarding the current shortage of class A address that. Also, leasing folks have 4 years to plan for and put clients on that space. I don't think it will be much of a problem, at all. A lot of people would look at it as a really good thing for that space to be freed up.

about as unexpected as CFS/Bartman a few years ago. A newcomer growing that fast, throwing around that much cash...people knew something funny was going on. I know people who were hired on at Semgroup with 100% signing bonuses. they weren't really even a real oil company.

However, none of this changes the fact that Tul>Okc.

I just got back from Houston and the people there seem to be afraid that Devon may consolidate their Houston office after the new OKC building is done. Of course, I would be fine with that because Houston sucks and I am tired of traveling there.

Also, Larry expressed at the town hall meeting that a lot of other companies located on the both coasts are getting tired of the cost and bureaucracy of the state governments there and have talked to him about moving some/all operations here.

I can't wait until the new building is done.

What I don't get is why it's over 17 feet per floor. As a comparison, the Sears Tower is only about 13.5 feet per floor.

I think that that is one reason this thing appears to tower over the other buildings. Chase Tower is 36 floors but only 504 feet tall. This thing will be almost twice the height.

I'm guessing some of the lower floors, especially the "podium," will have soaring ceilings, which will quickly add to the overall height. Perhaps they also have included more room for mechanicals/wiring above ceilings or below floors than older buildings might have.

Interesting Facts:

Los Angeles only has one building that is taller than the Devon Tower will be. (US Bank Tower).

Houston has two.

Philadelphia has two (one is a set of twin towers).

Atlanta has one.

Seattle has one (but we have an NBA team, so there).

Cleveland has one (that surprised me).

Las Vegas has the Stratosphere, which is taller, but classified as an observation tower.

Beijing will have only one, once it's done being built.

Dubai has 29!!!! :O

The Devon Tower will be taller than any building in: Dallas, San Francisco, Boston, Miami, Denver, Detroit, Memphis, Minneapolis, Phoenix, Kansas City, Pittsburgh, Indianapolis, San Antonio, Austin, etc.

Internation cities without a taller building include... London, Tokyo, Vancouver, Montreal, (take that Canadians!) Sao Paolo, Istanbul, Mexico City, etc.

I'm really hoping that this tower will spur some more tower building downtown, we could really get a great skyline going. I'm a nerd and like that kind of thing. :)

So, the only cities in the US that will have a taller building are (in order):
1. Chicago
2. New York
3. Atlanta
4. Los Angeles
5. Houston
6. Philadelphia
7. Cleveland
8. Seattle
9. Las Vegas (if you count the Stratosphere even though it's just a tower)

Pretty cool stuff to think about.

My prediction: before construction is finished on Devon Tower (2012), construction will have been started on another downtown high rise. And my BOLD PREDICTION: plans will have been announced on a third. Not such a bold prediction, actually, based on some of what I've heard floating around.

They've already started on the Freedom Tower, and several others.

Regarding the OKC ranking, we won't have the 21st tallest in the U.S. at completion. More like the 33rd. A dozen taller buildings currently under construction or approved will be completed before it is up. Also, we won't have the 9th tallest skyline in the U.S., as Nashville is sneaking one in on us, due next year.

We'll still have a pretty dang tall building, though, and one that's easy on the eyes, if you ask me.

I think it's weird to see Chicago and New York building such tall buildings right now. I understand NY wanting to replace the WTC with sort of an "FU" gesture, but understand the Spire less.

I remember reading something some years back that speculated you wouldn't see many more supertall buildings in the U.S., and especially in cities like NY and Chicago, because they didn't really have anything to prove.

The piece said that skyscrapers are often built in emerging markets that want to prove that they're big time. That's why you see so many in emerging industrialized third-world cities these days. Sort of a "look at us, we're players too" mentality, which admittedly is applicable to OKC, I think.

If you think about the golden age of the skyscraper in the U.S., it was when America was still proving to the world that it was a force to be reckoned with. We really didn't have true superpower legitimacy on the world stage until after WWII.

Also, there are around 15 currently PROPOSED U.S. towers that would be taller, some in other cities that would bump OKC down as far as city skyline ranking, too. Devon Tower could seriously go from 21st tallest to not even in the top 50 within a decade. I didn't realize how many towers are being built around the country until I started looking into where this one would rank.

2012 is when both the Devon Tower and the Chicago Spire (twice as tall) are expected to be completed.

BTW, the Devon Tower will be far from the tallest structure in the OKC metro. There are a number of radio towers here that are taller than even the Petronas Towers. One of the radio masts was the tallest manmade structure in the world for a few years back in the '50s. How'd you like to have the job of changing light bulbs on those things?

I was just looking at the BOK Tower Specs....


At 203 m (667 ft) in height, the 52-story tower is the tallest building in any of the five "Plains States": Oklahoma, Kansas, Nebraska, North Dakota, and South Dakota, as well as the surrounding states of Missouri, Arkansas and New Mexico. It was built in 1975 and designed by Minoru Yamasaki & Associates, the same architect who designed the World Trade Center in New York. This structure is very similar to the WTC towers in appearance and construction. The BOK Tower's lobby with the big marble walls and wall hangings are also very similar to the decor that was in the WTC. Minoru Yamasaki (December 1, 1912 - February 6, 1986) was an American architect best known for his design of the World Trade Center. ...


Devon will be hundreds of feet taller yet only 2 floors more than BOK.

The design of Devon is an eyecatcher for sure.

The Griffins also owned KOMA-AM at the time it signed on, but decided to call their station KWTV (for World's Tallest Video) after its then under-construction tower, which was to be the tallest in the world at 1,577 feet. Channel 9 activated its current tower in early 1954.

I'm guessing some of the lower floors, especially the "podium," will have soaring ceilings, which will quickly add to the overall height. Perhaps they also have included more room for mechanicals/wiring above ceilings or below floors than older buildings might have.
All the office levels have 10' ceilings, they allow for great daylighting whic I think counts towards LEED credits, there is a 15' floor-to-floor dimension, many older buildings are 12-13' feet with 8' ceilings. They are going for LEED certification but I am not sure which level. The 6 podium levels are 20' each, the office levels start at 140' (Level 8). BTW, the Devon Tower will be far from the tallest structure in the OKC metro. There are a number of radio towers here that are taller than even the Petronas Towers. One of the radio masts was the tallest manmade structure in the world for a few years back in the '50s. How'd you like to have the job of changing light bulbs on those things?
Yep, the KWTV Tower will still be taller at 1,576 feet, Devon Tower will be 925 feet. When it was built in 1954 it was the tallest manmade structure in the world, it was passed by another radio/tv tower in New Mexico in 1956.

The Spire is supposed to be mostly residential with some hotel on the last thing I saw about it.

BRJ - Do you think that is a wise move? You seem to be on the in about these types of things. I can see that being a lot of empty downtown space a decade from now.Accordding to what I heard on TV(FWIW) the tower is being built to house all of Devon'office people and functions under one roof.Sounds like it is not going to be multi-tenant bullding.I believe the statement was made that it isn't about contructing a 54 story structure but creating enough space for the company.

that being said it does seem VERY ambitious,kind of like buying an NBA team.Seems that Oklahoma businessmen are attempting to further their own and Oklahoma's horizons.
